Aliso Viejo

Newer, dense, amenity-rich — Aliso & Wood Canyon at your door.

OC's youngest city — built 1990–2005 as a walkable, amenity-packed community. Expect Mello-Roos and stacked HOAs, but also parks, pools, and trail access in every village.

Why buyers choose Aliso Viejo

Aliso Viejo was drawn on a blank sheet — villages around a Town Center, every neighborhood with a pool and park, and Wood Canyon pushed right to the edge of town. It trades lot size for location, newness, and a genuinely walkable daily life by OC standards.

Housing stock

  • Compact single-family — 3–4 bed, 1,400–2,400 sq ft, small lots, often alley-loaded or zero-lot-line.
  • Condos & townhomes — the dominant entry: $650K–$950K, many with attached garages and community amenities that actually get used.
  • Town Center adjacency — walk-to-retail premiums are real and hold.

Expect 1990s–2000s build: open kitchens, higher ceilings than 70s product, but smaller yards.

Costs to underwrite

Budget transparently: HOA $250–$450 plus CFD $4K–$7K/yr is normal. That is $600–$950/mo in community carrying cost above PITI. Appreciation has absorbed it historically, but your monthly underwriting must include it. Ask for the CFD payoff year — some tranches run to the 2040s.

Lifestyle & commute

Wood Canyon and Aliso Creek trails from your door, Town Center for dining, and a 12-minute drive to Laguna Beach on a good day. Commute to Irvine Spectrum or JWA is 18–25 minutes.

Good fit if you want

Newer product, low maintenance, trail-to-table daily life, and proximity to the coast without coastal pricing. Not the pick for large lots or low-HOA living.
